1.1 Provider and scope

These Terms of Service ("Terms") govern access to and use of FindMePlace.com ("FindMePlace", the "Portal" or the "Service").

The Service is operated by:

J Borucz

Email: [email protected]

The Legal Notice contains the complete provider information.

By creating an account, the user agrees to these Terms. The Privacy Policy is provided separately and explains how personal data are processed.

1.2 Eligibility

FindMePlace accounts are intended only for persons aged 18 or over.

A person under 18 must not create or operate an account.

A person creating an account for an agency, broker or other organisation confirms that they are authorised to act for that organisation.

1.3 Nature of the Service

FindMePlace is an online property-listing, property-search and communication platform.

Users may, depending on the available functions:

FindMePlace does not become a party to a sale, lease, rental, reservation, brokerage agreement or other property transaction merely because users met, advertised or communicated through the Portal.

Unless FindMePlace expressly states otherwise for a specific service, FindMePlace does not act as:

Users remain responsible for appropriate legal, factual, financial and technical due diligence before entering into any transaction.

1.4 Accounts and account information

A valid email address is required to create an account.

The Portal may also permit optional information such as a first name, surname, display name, nickname, telephone number, social-profile URL, website URL or other fields shown in the interface.

Users must:

  1. provide materially accurate account information;
  2. keep account credentials confidential;
  3. not impersonate another person or organisation;
  4. promptly update information that becomes materially inaccurate;
  5. use the account only in a lawful manner.

The account email address is not displayed to ordinary users through the standard listing or messaging interface.

1.5 Free plan and listing limits

The current basic service is free of charge.

At the date of these Terms:

FindMePlace may impose a reasonable account-specific limit where necessary to prevent abuse, protect the security or technical stability of the Service, comply with applicable law, or enforce these Terms. Where required by applicable law, the affected business user will be informed of the reasons for such restriction.

FindMePlace may change general listing limits or introduce additional optional services in the future. Changes to these Terms will be communicated in accordance with applicable law.

FindMePlace does not currently offer a self-service paid Premium/VIP purchase flow and does not currently collect payment-card or bank-account details.

Any future paid service will be subject to separate or updated commercial terms before the paid function is activated.

1.6 User responsibility for listings

The user who publishes a listing is responsible for the listing and for having the right or authority to advertise the property.

A listing must be materially accurate and must not intentionally mislead other users.

The publisher is responsible for checking any country-specific requirements applying to the property or advertisement, including any mandatory licences, registrations, disclosures, certificates, professional rules, tax obligations or consumer rules.

FindMePlace does not independently certify property ownership, title, permits, measurements, legal status, condition or the authority of a publisher unless the Portal expressly says that a particular item has been verified.

1.7 Photographs and other listing content

Users may upload photographs and other listing content within the technical limits shown by the Portal.

The number of photographs the Portal currently permits per listing is shown when adding or editing a listing, and may be higher for certain account types (for example an active Premium plan).

The user must have the rights and permissions necessary to upload and publish all submitted material.

Photographs must relate to the property or be clearly identified where an image is illustrative and such use is lawful and not misleading.

Users must not upload another person's personal data, private documents or images without a lawful basis.

1.8 Licence to operate and display user content

The user retains ownership of the user's own content.

By submitting content to FindMePlace, the user grants the Operator a non-exclusive, worldwide, royalty-free licence for the period necessary to provide and operate the Service to:

This licence is limited to operating, providing, securing and presenting the Service and the user's content.

Deletion of content ends normal public use of that content, subject to temporary technical copies, backup retention, moderation/compliance records and records lawfully retained for legal claims or legal obligations.

1.9 Automatic translation

FindMePlace may automatically translate listing text and other user-facing content.

Machine translation may contain errors, omissions or ambiguity.

Users must verify material information directly with the publisher before relying on translated text for a transaction, including:

1.10 Prohibited content and conduct

FindMePlace may restrict content that is illegal or that violates these platform rules.

Users must not use the Portal to publish, transmit, link to, promote or facilitate content that includes or supports:

  1. violence or threats — credible threats, incitement to violence, glorification or facilitation of violent criminal conduct;
  2. sexual exploitation or sexual services — advertisements for sexual services, exploitative sexual content, sexual content involving minors, or other sexually explicit material unrelated to a legitimate property listing;
  3. illegal drugs or controlled substances — sale, promotion or facilitation of unlawful drugs or controlled substances;
  4. criminal activity — instructions, organisation, promotion or facilitation of criminal conduct;
  5. racism, hate speech or unlawful discriminatory content — attacks, dehumanisation, threats or unlawful discrimination directed at persons or groups based on protected characteristics;
  6. fraud or deception — fake properties, fabricated availability, knowingly false ownership/authority claims, impersonation, scams or other deceptive practices;
  7. phishing, malware or malicious links — credential theft, malicious code, unsafe downloads, technical attacks or deceptive destinations;
  8. intellectual-property infringement — unauthorised use of copyright-protected photographs, trademarks, databases or other protected material;
  9. privacy violations — doxxing, publication of private information without a lawful basis, or unlawful disclosure of another person's personal data;
  10. unlawful goods, services or activity — content whose offer, promotion or facilitation is prohibited by applicable law;
  11. spam or manipulation — mass unsolicited content, abusive duplication, attempts to bypass listing limits or deceptive manipulation of Portal ranking;
  12. unrelated or misleading content — material that is materially unrelated to the advertised property and is designed to deceive, redirect or exploit users.

This list is not intended to redefine what is illegal under applicable law. Some content may be prohibited by FindMePlace's platform rules even where the content is not itself unlawful.

1.11 Internal messaging

FindMePlace provides internal messaging to enable users to communicate in connection with property searching and listings.

Users must not use messaging for:

A recipient can report a specific received message.

When a message is reported, the administrator can review the reported message in the moderation queue for the purpose of handling the report.

The moderation tool does not require general access to arbitrary private conversations merely to review a specific reported message.

If the administrator decides that a reported message violates these Terms or applicable law, the message may be hidden from both participants. It is not necessarily physically deleted from the database merely because it has been hidden. A replacement notice is shown and the author may be notified of the moderation action.

1.12 Telephone-number display

Providing a telephone number does not automatically make it public.

A seller's telephone number is shown through the Portal only where:

  1. the requesting user is logged in; and
  2. the seller has separately enabled the telephone-display setting.

The telephone-display setting is OFF by default and can be withdrawn.

FindMePlace currently limits telephone-number reveals to 60 per hour per requesting account as an anti-harvesting measure.

The seller's account email address is not displayed to ordinary users through the Portal.

1.13 External links

Users may be permitted to add links to external websites or third-party listings.

User-submitted external links are validated server-side and must use HTTPS.

FindMePlace rejects non-HTTPS schemes, including http:, javascript:, data:, file: and other unsupported schemes.

For specified third-party platforms, FindMePlace may additionally validate the destination domain.

External links are opened with technical protections including noopener and noreferrer.

For external links attached to a property listing, FindMePlace currently presents a warning showing the destination before the user leaves the Portal and performs checks intended to help identify deceptive look-alike destinations.

External links displayed in a user's public profile/list of external offers may instead be accompanied by a static external-link notice rather than the same warning modal.

Third-party websites are independent of FindMePlace. FindMePlace does not control their:

The presence of a link does not by itself constitute endorsement.

1.14 Ranking and ordering of listings

FindMePlace does not currently use personalised ranking, behavioural profiling, click-history ranking, user-location ranking, machine-learning scoring or AI ranking.

The code currently contains the following ordering rule:

is_vip DESC, created_at DESC

However, the VIP feature is not currently active as a user-facing or administrator-facing service and all ordinary production listings currently have is_vip = false.

Accordingly, the effective current public ordering is:

newer listings before older listings.

No user can currently purchase VIP placement through the Portal.

If FindMePlace activates a paid or otherwise available VIP/priority-placement feature in the future, the ranking disclosure and applicable commercial terms will be updated before that feature is made available.

1.15 Content moderation

Content moderation decisions are currently made by humans. FindMePlace does not currently use AI or automated content-classification systems to decide whether user content should be removed or restricted.

A moderation review may begin because:

Depending on the circumstances, FindMePlace may:

Where applicable law requires a statement of reasons or notification, FindMePlace will provide it.

1.16 Reporting illegal content

FindMePlace provides an electronic mechanism through which any person or entity may report specific content that they consider illegal.

Report page: findmeplace.com/sq/report-content

A report may also be initiated from a listing where the relevant reporting control is available.

Reports are reviewed by a human administrator.

More information is contained in the Illegal Content Notice and Action Procedure.

1.17 Account restriction and termination

FindMePlace may restrict or terminate use of the Service where there is an appropriate legal or contractual ground, including:

An account restriction may, depending on the implemented function, prevent the account from adding new listings for a specified period or indefinitely while leaving other account functions available.

Where law requires prior notice, reasons or a specific procedure, FindMePlace will follow that requirement.

1.18 User transactions and due diligence

Users are responsible for independently checking the property and the counterparty before paying money, signing an agreement or making a material commitment.

This may include checking, as appropriate:

FindMePlace does not guarantee the accuracy of information supplied by another user merely because it appears on the Portal.

1.19 Intellectual property

The FindMePlace software, original Portal design, original graphics, database structure, branding and other original materials may be protected by copyright, trademark, database rights or other intellectual-property rights.

These Terms do not transfer ownership of user-generated listing content to FindMePlace.

Users must not copy, reverse engineer or commercially exploit protected Portal elements except where permitted by applicable law or authorised by the Operator.

1.20 Service availability and security

FindMePlace may perform maintenance, security updates, technical changes and emergency interventions.

The Operator does not guarantee uninterrupted or error-free availability.

FindMePlace applies technical and organisational measures intended to protect the Service and users, but no internet service can guarantee absolute security.

1.21 Liability

Nothing in these Terms excludes or restricts liability that cannot lawfully be excluded or restricted.

FindMePlace is not a party to user-to-user property transactions merely because the Portal was used to advertise, search or communicate.

To the extent permitted by applicable law, the Operator is not responsible for loss caused solely by:

Statutory liability rules applicable to hosting/intermediary services, including Regulation (EU) 2022/2065 where applicable, remain unaffected.

1.22 Business users / agencies

This subsection applies to agencies, brokers, professional landlords and other users acting for trade, business, craft or professional purposes.

Where Regulation (EU) 2019/1150 applies:

FindMePlace does not currently provide business users with a general export tool or privileged access to private data of property seekers merely because the user is an agency.

1.23 Changes to these Terms

FindMePlace may update these Terms for legal, security, technical or service reasons.

Significant changes will be communicated where required by applicable law.

Where Regulation (EU) 2019/1150 applies to a business user, changes subject to its notice provisions will be notified on a durable medium within the legally required period, subject to any applicable statutory exception.

The version number and effective date will be updated when the Terms change.

1.24 Account deletion

A user may request deletion using the Portal's account-deletion function or by contacting FindMePlace where the function is unavailable.

Deletion makes the account inactive immediately.

The current production retention and deletion periods are described in the Privacy Policy.

1.25 Governing law and consumer rights

These Terms are governed by Bulgarian law, subject to mandatory rules of private international law.

Where a consumer is protected by mandatory provisions of the law of the consumer's habitual residence that cannot be excluded by agreement, these Terms do not deprive the consumer of that protection.

Nothing in these Terms removes any jurisdictional right that a consumer has under mandatory law.

1.26 Languages

FindMePlace may provide these Terms in multiple languages.

Translations are intended to communicate the same substantive rules.

If a translation creates uncertainty, the versions should be interpreted consistently with applicable mandatory law and the original adopted master version, without limiting mandatory rights of the user.
